Coverage Options & Highlights
A. BUSINESS INTERRUPTION
This policy shall cover the loss resulting from necessary interruption of business conducted by the Insured including all interdependent loss of earnings between or among companies owned or operated by the Insured caused by loss, damage, or destruction by any of the perils covered herein during the term of this policy to real and personal property as covered herein.
B. EQUIPMENT BREAKDOWN
Loss or damage caused by or resulting from explosion in, or of steam boilers, steam turbines, gas turbines, steam engines and steam pipes interconnecting any of the foregoing equipment owned, operated or controlled by the Insured
C. ACCOUNTS RECEIVABLE
All sums due the Insured from customers, provided the Insured is unable to effect collection thereof as the result of direct physical loss, damage or destruction of records of accounts receivable by a peril insured by this Policy
D. AUTOMATIC COVERAGE ON NEWLY ACQUIRED PROPERTY
The insurable interest of the Insured in real and personal property of the type insured by this Policy that becomes at the risk of the Insured after the inception date of this Policy at any newly acquired Location within the territorial limits of this Policy
E. DEBRIS REMOVAL AND COST OF CLEAN UP
Notwithstanding the provisions of any exclusion contained herein or any provision respecting pollution and/or contamination, in the event of direct physical loss, damage or destruction of property by a peril insured by this Policy.
F. DECONTAMINATION COSTS
Notwithstanding the provisions of any exclusion contained herein or any provision respecting pollution and/or contamination, if property insured is contaminated as a result of direct physical loss, damage or destruction by a peril insured by this Policy and there is in force at the time of the loss any law or ordinance regulating contamination, including but not limited to the presence of pollutants or contaminants, this Policy insures, as a result of enforcement of such law or ordinance, the increased cost of decontamination and/or removal of such contaminated property insured in a manner to satisfy such law or ordinance. This provision applies only to that part of insured property contaminated as a result of insured direct physical loss, damage or destruction by a peril insured by this Policy
G. WATER BACK-UP & SUMP OVERFLOW
We will pay for direct physical loss or damage to Covered Property caused by or resulting from: Water which backs up through or overflows from a sewer or drain; or Water which overflows from a sump, even if the overflow results from mechanical breakdown of a sump pump or its related equipment.
H. EMPLOYEE DISHONESTY
We will pay for direct loss of or damage to Business Personal Property and "money" and "securities" resulting from dishonest acts committed by any of your employees acting alone or in collusion with other persons (except you or your partner)
I. DEMOLITION AND INCREASED COST OF CONSTRUCTION
If, as a result of direct physical loss, damage or destruction by a peril insured by this Policy reconstruction, restoration, repair or use of property insured is regulated or prohibited by the enforcement of any law, ordinance, regulation or governmental directive which is in force at the time of the direct physical loss, damage or destruction, this Policy insures.
J. ELECTRONIC DATA PROCESSING EQUIPMENT, MEDIA AND DATA
“Electronic data processing equipment”, including but is not limited to mainframes, servers, workstations and portable computers, personal information managers, wide and local area network hardware, electronic and electromechanical equipment, electronic controls for machinery, electronically programmed memory chips and electronically controlled communication equipment.
K. TENANT RELOCATION AND MOVE-BACK EXPENSE
This policy covers moving costs incurred by the insured with respect to relocating and moving tenants who temporarily vacate a covered building due to loss or damage from a peril insured against, including when statutorily required. Covered moving costs include packing, insuring and transporting tenants’ property, reestablishing utility services (less refunds for discontinued service), assembling and setting up tenants’ fixtures and equipment, unpacking and re shelving tenants’ stock and supplies, and costs of rent abatement offered to the tenant(s) as an incentive to reoccupy the premises.
L. EXPEDITING EXPENSES
In the event of direct physical loss, damage or destruction of property insured by a peril insured by this Policy, this Policy insures the reasonable extra cost to make temporary repairs, expedite permanent repairs, and expedite permanent replacement of such property.
M. SPECIAL PERILS BUSINESS INTERRUPTION
This policy shall cover the Actual Loss Sustained resulting from necessary interruption of business conducted by the Insured caused by any of the perils listed below:
POLLUTION- The release and/or discovery of pollutants in the ocean within 5 miles radius of the Insured's premises that results in the mandatory closure of beaches by the coastal commission, environmental or government agency. Any loss resulting from this event would be subject to a 72-hour waiting period.
MURDER, SUICIDE, or RAPE- Coverage is given subject to a police report being filed within 48 hours of a murder, suicide, or rape at the Insured's location and the subsequent cancellation of special events and/or rooms/lease.
N. “GREEN” PROPERTY ENHANCEMENT EXTENSION
The reasonable and necessary additional cost incurred by the Insured to repair, replace or reconstruct damaged property to the extent and in a manner required to certify the damaged property as “Green”, including those expenses incurred.
